  • Chinese investors are acquiring both commercial and residential real estate. The majority of the investments are either in markets such as California and New York or in regions with a significant
  • Chinese home purchases have accounted for nearly one-fifth of the U.S. home purchases by foreigners in the 12 months.
  • The rising Chinese investments should bode well for U.S. real estate players, especially as an additional funding source for both completed and under-construction properties.

FACTS – DTZ Capital Market Report 3rd Quarter 2014

  • Two-thirds of International investors consider the United States the most stable and secure real estate investment destination.
  • It is hard to determine the exact dollars that are entering the US because it isn’t always obvious it is a Foreign Investor.
  • Rolling annual US investment reached a record $270bn a 20% increase over same period last year
  • Overseas investment reached an annualized amount of $23.5bn up 20% over last year.
  • Still overseas investment including China is only 8.7% of the total.
  • The largest amounts of investment dollars are flowing in to Manhattan, San Francisco, Los Angeles and Chicago in this order. There has been a surge in Boston.
  • US commercial property price index for all properties are 13% above their previous peak in 2007

LOS ANGELES – Source CoStar Group

  • LA County average sales prices for Office, Industrial and Retail properties is $200 per square foot still 34% below the peak in 2007.
  • Cap rates below 5.6% and sales volume off 34%
  • LA County average sales price for multi-family and hospitality is at $245 per square foot just off 6% from the peak of 2007.
  • Cap rates below 5% and sales volume off 30%

  • Sellers in commercial real estate world look at Chinese investors as an opportunity to sell at a higher price.
  • BUT
  • may not enter into a purchase agreement, right or wrong, based on the fear of the deal being re-traded or not closing because of the inexperience of the buyer in the US market.

STRATEGY

  • Build a team of experts –  Banking, legal, accounting, financing and qualified commercial brokers
  • To get the best results and information from a commercial broker there must be a strong relationship between the parties.
  • There must be an exclusive relationship designated by region.
  • If a buyer wants to use multiple brokers, the likelihood of success reduces dramatically.
  • If you want to purchase trophy properties here in the US, you must compete with some of the most powerful and sophisticated real estate investors in the world.
  • Overseas investor must be educated in the right ways to approach acquiring a property here
  • I believe they need to target deals in developed markets (like Los Angeles) in order to learn how real estate project are constructed, operated and marketed.
  • Teaming up with US investors can win more competitive bids on trophy buildings.
  • Chinese investors may want to create a partnership in the form of a “blocker corporation,” and will not require Chinese investors to be directly involved in the U.S. business and subsequent payment of U.S. taxes.
  • Example – US Investor in the front of the acquisition bid with overseas investor proving up the funds.
  • Funds must be in a US bank
  • There must be an ability to close timely on the transaction. The best properties are moving quickly.

RESOURCES

  • The Los Angeles Economic Development Council which I’m on the Executive Governing board is here to assist overseas investors here in Los Angeles County. In June we completed a report on Growing Together China and LA County.
  • SelectUSA is a government-wide initiative to encourage, facilitate, and accelerate business investment in the U.S. by both domestic and foreign firms to create jobs, spur economic growth, and promote American competitiveness.
  • You will continue to see EB5 Regional Centers which lets multiple immigrant investors could pool their funds into larger job-creating businesses in certain target regions and industries.
