Real estate investment trust or REIT: An investment vehicle that invests money in real estate, then distributes the profits to its investors or shareholders.

Rent Commencement Date: The date, after free rent and the completion of tenant improvements, which a tenant starts to pay rent.

Rentable Square Footage: This is the square footage that the tenant in which rent will be payable. It includes usable square footage plus common area load factor.

Rental Concession: Concessions offered to a tenant by the landlord in order to lease their available space.

Request for Proposal or RFP: A proposal which reflects specific needs of a tenant presented to a landlord.

Rentable-to-useable ratio: Defined as rentable area divided by useable area.

Sale-Leaseback: Owner occupant selling the property to an investor and signing a term lease with the same investor.

Sublease:  Master tenant leases space to another tenant which creates a sublease.

Subordination Agreement: The tenant agrees to subordinate to any recorded mortgage or deed of trust lien and all existing recorded restrictions.
