Net present value or NPV:  Measures the net benefit of a project in today’s dollar terms.

Operating expense Cap: A negotiable amount at which the owner’s contribution to operating expenses is capped at a specific not to exceed percentage.

Operating Expenses:  Includes all expenses of a landlord for the operations of a building. This includes but is not limited to, real estate taxes, utilities, insurance, maintenance and repairs, common area refurbishing, janitorial, materials and supplies, repair service, property management, security fees, employees and contractors, outside maintenance, cost of signs, rubbish removal, pest control and bulb replacement.

Operating Expense Escalation: Any increase over the tenant’s base year which is charged back to the tenant.

Parking Ratio or Index: This ratio takes the total number of spaces in the building and divides it by the total rentable square footage of a building. This creates a parking allocation per 1,000 square foot leased by the tenant.
